3D Model of a Residential Property

Technics was recently appointed by an architectural company to produce a 3D Revit model of a residential property which included a spa complex and swimming pool. The 3D model was required by the lead architect to assist with the refurbishment and partial redevelopment of the property.Β

High quality data capture…

First off our team of surveyors captured highly accurate point cloud data of the property which was then handed over to our BIM Department. Their accuracy and attention to detail was crucial in enabling our BIM Manager to create a precise model in the Revit environment.Β

A detailed Revit model…

Over 200 hours were spent on the model where parametric families have been specifically created and customised for this particular development enabling engineers and architects to use our model in a very versatile way in the future. Β

Revit data has been modelled to the accuracy of +/-15mm with respect to the supplied point cloud. All elements of the building including MEP (Mechanical, Electrical, Plumbing) equipment were modelled to the medium or high level of detail (LOD 3/LOD 4). All elements were modelled with detail sufficient to accurately describe the primary and secondary dimensions and the general arrangements and appearance of these elements.Β Β

Adam Bogus, our BIM manager added: ” We worked closely with the client to ensure we had a full understanding of what was required from the model. I’m pleased to say that following the successful completion and delivery of this project we have received very positive feedback from our client, architects and designers working on our model.Β  I believe that the Revit capabilities and its application on many different projects will assist our clients in the future.”

Expert support and guidance…

We understand that the BIM environment that the industry is increasingly becoming a part of, can be confusing to our clients. We are happy to provide support and guidance to help our clients through any BIM enabled design. We will always take the time to communicate with our clients to ensure we fully understand what they need from their 3D models – whether it be establishing the Level of Detail (LOD) and Level of Information (LOI) required or the accuracy of the model in relation to the point cloud data.Β

We believe that close communication with our clients from the beginning stages is the key to the success of any project.Β
