BIM Surveys

Our role as surveyors across the built environment and on infrastructure projects continues to expand as we continue to support clients in their data and asset management requirements.

As a proactive and collaborative member of the geospatial industry, Technics recognises the benefits of BIM (Building Information Modelling), both to the UK and internationally. We regularly advise clients on digital transformation within an increasingly software and information-driven world.

What is building information modelling?

Most people working within the construction and facilities management industries are familiar with BIM, but thereโ€™s still some uncertainty around its implementation and benefits.

BIM could also be defined as โ€œBetter Information Managementโ€. It is a collaborative way of working that provides the user with a transparent process, using digital technology to design, construct and maintain the entire lifecycle of their asset.

Throughout this lifecycle, geospatial consultancy and valid digital data, geometry and information are critical currency to all professionals and the end client user-manager. This is why understanding the wider industry information process, as well as our clientsโ€™ pain points and requirements, is our primary concern.

Why use building information modelling?

  • Improved collaboration : Surveyors can communicate in real-time with multiple trades, through single project management system. All parties involved in the project are always up to date with developments and vital information is not overlooked due to miscommunication.
  • Quicker and more efficient: The BIM process allows us to collect, process and present data quicker and more efficiently with more accurate data.
  • BIM can help clients visualise the evolution of their asset from design to operation.
  • Increased productivity through each key stage minimises rework and potential conflicts between consultants in design, construction and operation.
  • Risk is negated by the common data environment shared through a BIM digital model.
  • It highlights any clash detection in design and reduces significant changes during the construction stage, saving cost, time and unnecessary delays.
  • BIM supports a greater strategy in sustainability. In the early stages, an environmental analysis can be undertaken to explore the building orientation, impact on the neighbourhood, energy use and daylight.

The Avanti process and study,ย the forerunner to the current BIM Standards, has already shown valid price, cost, design, satisfaction and productivity efficiencies with cost savings of 40-85% on capital expenditure projects when the BIM process is used. An example of this best practice in action is outlined in theย UK case study of the Ministry of Justice, an early adopter of BIM which realised 20% savings on a ยฃ20m project.

Technicsโ€™ experience in Survey4BIM

Technics has been providing 3D data for decades. Our expert surveyors can take care of capturing the precise, high quality data before handing over to our BIM technicians to create the 3D models.

Now, with advanced specifications for asset and data management and BIM, weโ€™ve adapted our process to ensure that our clients receive a rigorous โ€˜BIM-readyโ€™ model in the agreed format, and to the agreed tolerances. The data capture aspects can be achieved using bothย laser scanningย andย UAVsย to create a point cloud data of the asset.

For major infrastructure projects, we also use theย Mobile GPRย system for mass data capture to provide the underground environment intelligence. Agreeing the specification at the start of each project is paramount. Understanding the output, coordination and level of detail required are crucial to our methodology in both the field and office.
