Building Information Modelling (BIM)

Building Information Modelling (BIM) is the process of generating and managing building data during its life cycle. BIM involves representing a building as objects in a CAD environment. These objects can be either solid shapes such as a wall or column or void space oriented such as the shape of a room, they are also 'intelligent' in so far as they are linked to a database which can include information about the object, for instance their geometry, materials, quantity etc.

Once a building is created as a BIM the entire project team from the Architect to the various contractors can work on the same model creating a practical and efficient management solution. It can also eliminate uncertainties found in the construction phase since they can be found during the design phase.

BIM is not just for new build projects, but also for existing buildings where it is just as powerful.

In surveying terms this means that BIM can be used both for a newly commissioned survey and also reusing old survey data to form the BIM model. Whether it be 3D solid or wireframe models to 2D floor plans and elevations, all of these can be used to create a BIM model which provides more added value to the client and also for users downstream in the buildings lifecycle.

For new commissioned surveys there are various routes that can be used to produce the data, from laser scanning to the more traditional techniques depending on budget and requirements for the project. Though for a true BIM solution; laser scanning is the way forward.
